Post occupancy construction audit: closeout and turnover

The grand opening celebration is done, and everyone is excited about their new space! But the project isn’t over just yet. Repairing minor damage, installing missing fixtures and testing the new video conference room are a few of the items on a punch list of tasks that need to be completed. The project isn’t over when the certificate of occupancy is received, it is over when the work is done to the owner’s satisfaction and the final application for payment is processed.
Construction audits must look beyond occupancy and ask questions like:
- Are there any unpaid suppliers or contractors that may have a claim?
- Have the contract deliverables like blueprints, warranties and building documentation been provided?
- Should we release our contract retainage now or later?
- When do the warranty periods for the building begin and end?
- Who do we call if something isn’t right and who pays for it?
